Higher Leverage on Strong Assets
InterBay now lend up to 75% of Market Value (no longer restricted to the lower of MV or VP).
- Larger loan sizes
- As long as the loan ≤ 85% of VP
- Valuer must confirm 12‑month letting & sale period
- Use valuer’s market rent, not passing rent received
Semi-Commercial Threshold Lowered
Residential element now needs to be over 50% to qualify for cheaper semi‑commercial pricing, reduced from 55% previously.
Lease Requirements Relaxed
InterBay have removed the requirement for 12 months to be remaining on any commercial leases in place providing the property is income‑producing and can be evidenced. This is now also open for licences as well as leases.
Multi Units with Vacant Units? No Problem
InterBay can now accept cases where:
- Rent from other units sufficiently covers vacant areas. This can include semi commercial properties where the resi rental covers the loan and the commercial units are empty if the valuer confirms a maximum of 12 months sale and letting period for all properties.
- Non‑structural improvement works are planned
New Landlords Welcome
They’ve removed the requirement for 2 years’ commercial sector experience. More first‑time landlords can now qualify.
Property Types Now Accepted
In addition to the usual acceptable classes; industrial, office, retail, food outlets, education, medical etc, they can now consider the following:
- Dry Cleaners, even where dry cleaning is taking place at the property (these will need a relevant permit)
- Funeral Directors/Parlours
- Vulnerable tenanted properties, with the exception of vulnerable children or asylum seekers
